IVGID is currently planning to replace the approximately 1,100 square foot Snowflake Lodge Building at Diamond Peak. The current proposal is for an 11,600-square-foot lodge (about 10 times bigger) with up to 4,300 square feet of outdoor deck area (about 50% more seating) for an estimated total project cost of about $38 million (about $4,600 cost per parcel owner) including design, permitting, management, and construction.

At the upcoming meeting on Wednesday September 23rd at 4pm the IVGID board is being asked to approve $892,000 ($108 per parcel owner) to begin partial design work (a “30% design”) of the proposed $38 million building replacement.

According to the needs analysis completed by SE Group in April 2026, all of the four building options requested by staff – new buildings ranging from $28.4 million (9,564 square feet) to $49.6 million (16,506 square feet) – were projected to have net operating income that gives us a negative return on investment (once you subtract the costs of capital, financing, debt service, maintenance and depreciation). A smaller scale renovation or replacement might also have a negative return on investment. Any project might have substantial amenity value to parcel owners.
