Limit how many houses can be built on certain land. I don't want this to become the Bay Area West even though it sort of already has. Either we're a rural area or we're not. Those of us who are here will only stay if it doesn't turn into big city issues like traffic, cost of living etc. Right now as it is as soon as I retire in 10 years I'm moving far away.

First off, this is not in Truckee but the Squaw and Martis West projects will be a mess. They absolutely should not happen unless transportation is beefed up to avoid gridlock. If gridlock is unavoidable, then the developments should be stopped. A good affordable grocery store is needed, seriously, people having to drive to Reno for the most basics of needs, food, is ridiculous. While we already own a home, low income housing is needed. Forget tiny homes or the other inefficient options. Apartments are the best dense option to add a lot of units in a small area. Start there then add other options like more condos, etc. later.

Lower the cost of living, then nobody would have to get raises and the the cost of goods wouldn't increase we would all be financially more stable and happier. Less Air B&B, last year my entire family went homeless, we all hold full time jobs and work very hard. Someone who works 40+ hours a week should never be homeless. There was a roomer going around that there is a housing crisis yet the Truckee website states that 65% of the houses are empty, that doesn't sound like a housing crisis, that sounds like a people don't want to share or take care of their neighbors crisis. The last thing would be to help longtime locals from being pushed from the community.
I own my home, but I think more affordable housing is crucial. It would help build the community w/ more than just part-time homeowners. SO important!!

The town needs to address affordable low cost housing and alternative modes of transportation. The roads and transportation options have not kept up with the build out and it seems as if the developers do not care. The come to town, say they will be your new best friend, create jobs, build out, fire people and leave town, wealthy. This is not the town I loved 20 years ago.

Truckee needs to make it more affordable for the younger generation. The caliper of people moving here is amazing - educated, motivated, and often with a sound financial platform. But that makes the entry level for work, careers, and housing untenable for many young adults, often those who were born and raised here.
Expand the Truckee River Access on the east side of town. It is a beautiful section of river that has run down housing vs a continuation of the river trail with public access .

Change to 'Smart Planning' by carefully choosing the housing & commercial projects, as opposed of just getting money into the city coffers. Think of the infrastructure at hand, will it support the new building project? Think of the holidays traffic snarl, how to mitigate it. Attempt to have a cooperative regional planning with the west shore areas, etc.

Make Truckee a "city" as we are a population of 60000 when the houses are actually filled by 2nd home owners. Have rent control and do away with in lieu fees to prevent rich from developing homes that aren't for anyone but non local tax payers. Empty houses equals less taxes, all taxes go to auburn.
